These terms govern your use of leirosrealestate.com. Using the site means you accept them.

What this site is

This is a marketing site for Leirós Real Estate. It describes services, publishes market commentary and lists developments we advise on. Reading it does not create a client relationship, a brokerage agreement or an advisory engagement. Those start with a signed agreement, not with a form submission.

Property information

Every figure on a property page comes from the developer's own published material: unit counts, storey counts, square footage, delivery dates. Developers change plans, prices and specifications, and they do so without telling us. Confirm current terms with us before you act on any number you read here. Renderings are the developer's and show an intended result rather than a finished building.

The calculator

The rent-versus-buy calculator runs real arithmetic on the assumptions you give it. Those assumptions are defaults you can change, and the model deliberately ignores your tax position, which can move the answer by a wide margin. It is a way to frame a conversation, not advice to buy or to rent.

No professional advice

Nothing here is legal, tax, immigration or investment advice. Structures described on this site have consequences in your home country as well as in the United States, and we work alongside your own counsel rather than in place of them.

Fair housing

We conduct business in accordance with the Fair Housing Act and Florida law. We do not discriminate on the basis of race, colour, religion, sex, disability, familial status, national origin, sexual orientation or gender identity.

Intellectual property

The text, layout and identity on this site belong to Leirós. Property photography belongs to the respective developers and is used with their permission. Quote us with attribution; do not republish the site.

We link to developer pages and to public records. We do not control those sites and are not responsible for what they publish.

Liability

The site is provided as it stands. To the fullest extent Florida law allows, Leirós is not liable for indirect or consequential loss arising from your use of it. Nothing here limits liability for fraud.

Governing law

These terms are governed by the laws of the State of Florida, and the courts of Miami-Dade County have jurisdiction over any dispute.
