This page sets out how we work with buyers, in the order it actually happens, so you can see what is expected of you before you commit to anything.
Before you are a client
The first call costs nothing and creates no obligation. We ask what the capital is for, what the budget is and whether you intend to borrow. Where we think the numbers do not work, we say so on that call.
Brokerage relationship
Florida law requires that we disclose how we are acting. Unless we agree otherwise in writing, Leirós works as a transaction broker, which means we deal honestly and fairly with everyone in the transaction, account for all funds, disclose known material facts affecting the value of residential property, and keep your bargaining position confidential. A transaction broker owes limited representation rather than the undivided loyalty of a single agent, and you are not made responsible for the acts of the broker.
The sequence
- One call to set the goal, the budget and the structure.
- If you are financing, a written pre-approval before you make any offer.
- A shortlist we have already vetted, each property carrying its rent, its costs and its comparables.
- You choose the property. That decision is yours alone and we do not make it for you.
- Your LLC and your U.S. bank account are opened before the closing date, in your own name.
- You sign, in person or from your own country, and the keys are yours.
- We manage tenants, maintenance, taxes and books, and a statement reaches you each month.
Money
Leirós never asks you to wire funds to an account given to you by email alone. Wire fraud in real estate closings works by impersonating the firm and changing the account at the last moment. Every set of wire instructions we send must be confirmed by calling the office on the published number before you move a dollar. If instructions arrive that appear to come from us and the account has changed, treat them as fraudulent and call us.
Your file
The person who runs your file is named to you at the start and stays with it. If they are unavailable, the principal answers. You are told who holds your documents and where.
Ending the relationship
You can end an engagement in writing at any point. We return the documents you gave us and account for anything held on your behalf. Fees already earned for work already done remain payable, and the agreement you sign spells out which those are.
Complaints
Raise a complaint with the principal directly. Complaints about licensed real estate activity in Florida can also be taken to the Department of Business and Professional Regulation.
